It is quite cumbersome to handle the various different certificates and documents needed to proceed if you are either buying or selling property. We all attempt to demystify the most crucial of these, Khata.
What is a Khata?
It literally means free account that a person who has a house in Bangalore has it. Accounts of the assessment of property owners within BBMP (Bruhat Bengaluru Mahanagara Palike) jurisdiction. Khata is important when you apply for any license of building or for trade, for applying for financing/credit/ loan from any bank or financial institution. It contains every detail of the property like the owner, size of the building, precise location of the property and all other details that helps to file property tax.

A BBMP Khata certificate is required for two major purposes:
1. For registration of a new property,
2. For transfer of any property.
Obtain notarized copy of sale deed
The first step to register khata is to obtain a notarized copy of your sale deed that is attested by a notary.
Apply for an Encumbrance Certificate (EC) to register khata
Obtain an Encumbrance Certificate (EC) for your property to register khata. You will have to carry a copy of your sales deed for the same. Generally, an EC takes 7 days to be issued.
Obtain application form to register khata
In order to apply for Khata, you need to obtain a khata registration form. The khata registration form can be obtained from any BBMP office or can be downloaded from the BBMP site. Note that the application form is same for khata registration, khata transfer, or khata modification.
Fill up the application form to register Khata
Fill in the necessary details in the khata registration application form carefully. Make sure to enclose all the documents needed for the khata application procedure.
Submit the application form to register khata
Submit the filled-in khata application form along with the required documents at the nearest BBMP office and get a sealed acknowledgment for the same.
Check the status of your khata application
Visit the BBMP office every 15 days in order to check the status of your khata application.
Seek information in case of no response
If there is no response from the registration office even after 2 months of submitting your application, then file the RTI to seek information regarding your khata application status.
When your application will get processed, a revenue officer from BBMP will personally visit your property for assessment and verification.
Pay khata registration fee
Once your property is formally assessed by BBMP, you will receive a formal statement mentioning the details of your property, such as the property’s dimensions, its value according to BBMP’s assessment, tax liability, etc. You will be liable to pay a khata registration fee amounting to 2% of the property value as mentioned in the sale deed of your property. After you pay the khata registration fee, you will receive the notification to pay the pending property tax. This will indicate that the khata has been registered in your name. The khata extract will be issued in your name only after you pay the pending property tax.
- The cost of the application form for Khata is Rs.10/-
- For a commercial property, BBMP charges twice the tax amount as that for a residential property.
- Within 10 to 15 days of paying the Khata registration fee, you will be entitled to pay the pending property tax as well.
E-Khata refers to electronic khata or computerized khata that can be filed online by property owners. It enables property owners to pay their property tax online.
Eligibility to avail E-Khata
A property owner in Bangalore can avail E-khata only if the concerned property has been issued a valid khata as well as a PID (Property Identification) number. The khata and PID number is received by a property owner only after a thorough government verification of the property.
Any property that is listed under the B khata will not be able to avail E-Khata as B khata properties do not have PID numbers. Only those properties registered under the A khata and having a PID number assigned to them can obtain E-Khata.
Advantages of E-Khata
There are several advantages associated with E-Khata, such as:
- E-Khata allows property owners to make payments for their property tax online, at their own convenience and from the comfort of their home or office
- Property owners can receive property tax payment receipts using the PID number
- Property owners can easily obtain the latest khata certificate and extract for their property from any BBMP office
Documents required for registration of E-Khata
For a property owner having a property allotted by Bangalore Development Authority (BDA) or Karnataka Housing Board, the following documents are needed to apply for E-Khata registration along with the application form:
- Attested copy of the registered title deed
- Copy of the previous khata
- Latest Encumbrance Certificate (EC)
- Copy of previous property tax payments
- Possession Certificate
- Sketch showing the location and measurement of the property
- Affidavit mentioning blood relationship
- Affidavit of inheritance/succession/gift
- NOC from BDA for amalgamation or bifurcation
- Photos of the property owner
- Copy of Photo ID proof of the property owner, such as PAN card/Passport/Driving License
How to obtain E-Khata
- Obtain the E-Khata application form via the online mode
- Fill all the required details in the application form carefully
- Scan the above-mentioned required documents
- Submit online the application form along with the scanned documents on the BBMP website
- Print the acknowledgment generated on submission of your application and keep it safely for future reference
- BBMP takes about 30 days to issue E-Khata to an applicant after receiving the completed application form along with the necessary documents.
- In the case of any missing document, the BBMP communicates the same to the applicant. In such cases, the issue of E-Khata gets delayed until the applicant submits all the relevant documents and further processing is carried out.
- Property owners can obtain the PID number for their property by paying a fee of 1% fee in case of Panchayat or a 2% fee in case of BBMP at any of the BBMP offices along with the necessary documents. A PID is normally issued with 1 to 2 weeks.
